Mortgage Loan Teacher
If you are teaching in a school, you can get a mortgage loan teacher, and buy a home at a 50 percent discount on the HUD (U.S. Department of Housing and Urban Development) appraised value.

The teacher next door initiative is part of the Good Neighbor Next Door (GNND) program of the HUD, which aims to build a safer nation by making American communities stronger.

The GNND program encourages teachers, law enforcement officers, and firefighters / emergency medical technicians to buy single unit homes, townhouses, and condominiums in designated revitalization areas all over the United States.

To participate in the GNND program, a teacher needs to be employed full-time in a state-accredited public school or private school that provides direct services to students in grades pre-kindergarten through 12th grade.

Your school must serve students from the area where you intend to buy a home, in the normal course of business. You will have to certify that you intend to remain employed as a teacher for one year commencing from the date of the purchase.

To be eligible, you may not own any other residential property when you submit your offer to buy the home, and for one year before that date.

You will have to live in the house and use it as your sole residence for the required occupancy period of 36 months. If you don’t live in the house for 36 months, you may have to pay a portion of the discount to the HUD on a pro-rated basis.

After you have lived in the house for a period of 3 years, you can sell it and retain any equity and / or appreciation.

You can use cash, FHA, VA, or conventional mortgages to finance the home.

In case you qualify for any FHA-insured home mortgage program, you will only have to make a down payment of $100 and may finance the closing costs.

Use an online mortgage calculator to assess your options and to determine how much you can afford to borrow. You may be able to save thousands of dollars if you shop around, compare offers, and negotiate with lenders.

Obtain mortgage loan quotes in writing from mortgage lenders and brokers who provide teacher mortgage loans. Try to make mortgage brokers and lenders compete for your business. Ask them to write down all the costs associated with the mortgage loan, and make sure that they don’t increase one cost when they decrease another.

To look for a suitable home, you can visit the website of the HUD to check the listings for your state, and contact a real estate professional in your area who is authorized to sell HUD homes.

We can help you to get free, no-obligations teachers mortgage loan quotes from pre-screened lenders and brokers in your area with a few clicks. There are no charges or commitments involved at all and we will not give your contact details to anyone without your permission.
